Podcast 107: Why the Real Estate Industry Is Targeted by Hackers with Idan Udi-Edry

As a real estate agent, I constantly receive emails from fake title companies asking me to open an attachment. I also receive emails from fake agents or buyers asking me to open attachments . I am usually smart enough to spot the fakes, but some can seem very real or even appear to be from someone I know. It is pretty easy for someone to get hacked through their email, and being hacked is not a pleasant experience. On today’s episode of the InvestFourMore Real Estate Podcast I talk with Idan Udi-Edry, who is the CEO of Trustify. Trustify is

Seeing Shapes in Terrazzo with Society6

Seeing Shapes in Terrazzo with Society6

Earlier this week I saw these images and they kind of took my breath away. The chips of pearl accented by golden brass were just too pretty to ignore and made me take notice of the different shapes of the pearl because of the iridescent reflections bouncing off the surfaces. These coasters and trays aren’t made of terrazzo but could be a close cousin, in my opinion. The beauty of terrazzo is that every slab is unique because of the different shapes and materials mixed in. Inspired by this, I checked to see if any artists on Society6 had made a print of this pattern because I could definitely see the jewel-like pattern framed in a living room or even a nursery. Sure enough, Society6’s collective of artists are two steps ahead of me. Here are some of my favorite prints of this fun pattern…

Natural Terrazzo Stone Structure Pattern Pastel art print by 5mm Paper

Time art print by Hanna Kastl-Lungberg

Terrazzo Texture #4 art print by Cafelab

How Often Do Tenants Trash Rental Properties?

No matter how well rental properties are managed, bad tenants will trash them. There are many things a landlord can do to decrease the risk of damage, but the longer you own a rental, and the more rentals you own, the better chance there is for a bad experience. I have had a couple of bad experiences just this year. We do quite a bit to screen tenants, and we check up on the properties and keep them maintained. However, tenants sometimes have major problems that make them stop taking care of the property. They could also be mad at

Capitol from Porte Homes

A new take on Modern Living

Boasting a hillside advantage within New Westminster, Capitol’s 1 to 3 bedroom homes confidently represents a modern way to live. Expansive and functional kitchens, ample storage, and large patios give a sense of open space. An outdoor courtyard, fitness studio, and garden plots create community. Easy SkyTrain access and nearby shops and services illustrate convenience. Homes at Capitol make an impression on life.

A Solid Case for Concrete on Society6

A Solid Case for Concrete on Society6

I’ve been seeing a lot of concrete products over on our sister Instagram @designmilkeveryday and love that this material is currently trending. There’s something cool about seeing the raw, industrial material applied to accessible modern design versus on the ground or in architecture. On the subject of accessible (and while we’re at it, affordable), Society6 artists have been applying this material to their designs. I love that there are so many items you can choose from, whether you’re looking for a new clock or a new shower curtain, there’s something on Society6 for all your home needs. Here are a few of my favorite products:

Simply Kintsugi Ceramic Gold on Clay Pink art print by Simple Luxe

Concrete notebook by Coconuts & Shrimps

Painting on Raw Concrete throw pillow cover by Cafelab

Raw Concrete and Black Leather wall clock by Cafelab

Abstract – Marble, Concrete, Rusted Iron throw blanket by Santo Sagese

Gray Stone shower curtain by Wall Threads

Geo M15 rug by Leandro Pita

Concrete Autobahn beach towel by Poetic-city

Podcast 106: How to Reduce Capital Gains Taxes without a 1031 Exchange Featuring Bruce Jones

Real estate has some amazing tax advantages, but when you sell a property, you can still end up paying a lot to the IRS. Owning rental properties allows you to depreciate the structure of the property, but when you sell, you may have to repay that tax savings. 1031 exchanges can be a way to defer the taxes, but they come with many restrictions. 1031 exchanges cannot usually be used when you flip houses either. Bruce Jones, with TaxWealth, is an expert on real estate taxes and joins me on this episode of the InvestFourMore Real Estate Podcast to discuss

Henrique Oliveira’s Devir: An Invasive Sculpture

Henrique Oliveira’s Devir: An Invasive Sculpture

Artist Henrique Oliveira has been building massive organic sculptures for over a decade: The beam-morphing “Baitogogo” in Paris in 2013, and the house tumor-like “Tampumes” in Brazil in 2009. And FINALLY one of his sculptures has sprouted in New York City’s Upper East Side. And it’s A-MAZ-ING.

Devir (detail)

Devir (detail)

Simply put, Oliveira raises the dead. He uses plywood scraps found at construction sites to build temporary twisting organic forms that overtake rooms like beautiful monsters.

This single room installation is titled “Devir” – which, as the gallery notes, “roughly translates to the concept of constant change”.

Henrique Oliveira, Devir, 2017

Visitors are encouraged to enter the sculpture (you must crouch/crawl pretty low to get in the back – I recommend it), which feels less threatening and more wondrous.

Henrique Oliveira, sketch for “Devir”, 2017

And I LOVE the address. You will NOT find this in the typical Chelsea gallery district or the gritty/weird alleys of the Lower East Side. The one-room Van de Weghe Gallery is located uptown, on Madison Avenue, on the 5th floor! Warning: The space is only open Monday-Friday 10-6, and it’s one of those elevators that you need to open like a manual door when it arrives.

Van De Weghe Gallery

The ENTIRE gallery is covered in plywood, without a crack of natural light, as if you just went UP five floors to enter the basement. And as soon as the elevator doors open, you’ll be hit with the pleasant smell of “abandoned cabin in the woods”.

Devir (detail)

This doesn’t feel like a sculpture. If feels like a hidden weed in a concrete city… and it is absolutely humblingly beautiful.

What: Henrique Oliveria “Devir”
Where: Van de Weghe Gallery, 1018 Madison Avenue, 5th Floor, New York, NY
When: April 28 – June 30, 2017, Monday-Friday 10-6

Why Renting a House Is Riskier than Buying

Many people feel that buying houses is risky. You could lose your job, you could have a medical issue, or you could suffer some other financial hardship that will prevent you from making payments. You could then lose your house to foreclosure and have a huge financial mess. However, renting a house may be even riskier. When you buy a house, you have control of the property and know what the mortgage payments will be. When you rent, you have no control and could find yourself paying more and more while also having to constantly move. What are the risks

Podcast 105: Mid-Year Update on House Flips, Rentals, and the Real Estate Team

This year has been pretty good so far. Things never go as you plan, but that is what makes life fun. I have had many challenges and successes and tried out many new ideas and techniques. I have sold 11 flips and purchased 11 flips. I bought one rental property, and there was quite a bit of change on my real estate team. I think I have a good chance of reaching many of the goals I set for this year, but I won’t have as good of a chance with others. I set challenging goals on purpose so that

Vibrato Transforms a Favorite Song into Unique Wall Art

Vibrato Transforms a Favorite Song into Unique Wall Art

Imagine your favorite song. Now envision what the song would look like. That’s the simple premise behind Vibrato, an online service inviting users to upload their favorite music or any audio track to be converted into an aural-visual piece of wall art.

The process converting a section of audio into a visual representation is as interesting as the resulting imagery itself. A 4″×4″ optically clear plastic sheet is placed over an audio speaker, with specially diluted ink applied over this surface before the chosen track is put on blast.

The resulting monochromatic “vibrato” image can share semblance to a mushroom spore print or an exploding celestial event; what you see is as subjective as any piece of art, the “artist” being the sonic imprint of a song or audio recording. Each design is thus unique, manually scanned, enlarged, enhanced and printed on 30×30 high quality Somerset Velvet – 310 gsm, certified archival paper, then individually hand numbered and signed. The recipient will also receive the original 4″×4″ inked recording as a companion piece. Not a bad gift idea for gifting a friend with a penchant for tasteful or unapologetically questionable quality music if you ask us.

Calico Wallpaper Unveils Latest Collection of Wallpaper: Aura

Calico Wallpaper Unveils Latest Collection of Wallpaper: Aura

Calico Wallpaper just recently unveiled Aura, its latest collection of wallpaper during this year’s Sight Unseen OFFSITE. The New York brand was inspired by energy fields that surround us but are not seen so they experimented with aura photography, which visually captures the electromagnetic field surrounding a person and produces ethereal gradients of color. They took the results and turned them into a series of digital wallpaper that will conjure various feelings and emotions based on color psychology.

Rachel Cope, co-founder of Calico Wallpaper, discovered an aura photograph taken by Nick, her partner, when he was a kid. The vibrant image struck a cord, inspiring them to explore the idea further.

For Sight Unseen OFFSITE, they worked with The Principals on a site-specific installation that included panels of Aura and an interactive chandelier designed by The Principals that emits different sounds based on human contact. The installation was able to evoke, through sight and sound, a sense of the electricity that the human body produces.
