Why I did not 1031 Exchange my Rental Properties

I recently sold two of my rental properties (number 5 and 13). I was thinking about completing a 1031 exchange when I sold those rentals, but I ended selling them and keeping the cash. There are a few reasons why I decided not to do a 1031 exchange, and most of them had to do with not being rushed into buying a replacement property. When you do a 1031 exchange you have 45 days to identify a replacement property or properties, and you have to buy properties that are at least as much as what you sold your previous property
